Automated, Computerized Accounting:
Honolulu Real Estate's systems of financial account management uses nationally
recognized property management data processing software.

Each client, and their properties, are handled like a separate business enterprise,
with full accountability and up-to-date statements and income checks, issued
monthly, by the 10th of each month, NOT the end of the month.

Communication:
The biggest complaint from the public, according to National Association
of Realtors surveys, is lack of communication from their realtors! Honolulu

instant communications, reporting to its clients, through programs of email,

Inspections:
Besides receiving monthly statements from Honolulu Real Estate, absentee-
owners (our clients), receive semi-annual (or quartlerly, if contracted for)
inspection reports, showing the ongoing condition of their property, along
with maintenance advice with suggestions to enhance the worth of the
investment.

Management Contract:
You will find that the contract for Property Management is all inclusive.
The Property Management division's responsibilities, to the tenant, to the
property, and to you, the client, are all spelled out, leaving little-if-anything
to chance.

Lease Contracts:
The Standard Lease Form of the Hawaii Association of Realtors is only the
beginning of the company's Lease documents. Lease Addendums cover all
the fine points of Tenant responsibilities, within the framework of the Hawaii
Landlord-Tenant Code.
The company is firm, but fair to it's client's tenants, and uses "reasonable"
actions when pursuing and solving problems.

Repairs:
The company uses a small team of professional, independent contractors for
property repairs. All repairs are authorized in a carefully screened manner,
allowing no "carte-blanc" job-orders. Your expenses are watched, scrupulously!
